Can I use survey findings to negotiate the price?

Absolutely. Renegotiation after survey is a normal, expected part of buying property in England and Wales. What makes the difference is the quality of your evidence.

Your three options

  • Price reduction: ask for the purchase price to drop by the realistic cost of the works
  • Seller fixes first: the seller completes the repairs (to an agreed standard) before completion
  • Retention: part of the price is held back by the lender or solicitor until repairs are done

Why the report quality matters

"The survey mentioned damp" gets you nowhere; a specialist report with moisture readings, photographs, a diagnosis, and an indication of repair costs is very hard for a seller to argue with.
