4. Our services and quotations

  • Surveys are carried out in accordance with recognised professional standards, including the professional standards and guidance of the Royal Institution of Chartered Surveyors (RICS) and the codes of practice of the Property Care Association (PCA).
  • Unless otherwise agreed in writing, a damp survey is a visual and non-disruptive inspection of the reasonably accessible parts of a property. It does not involve opening up the structure, moving heavy furniture, or lifting fixed floor coverings, and it is not a structural or building survey.
  • Our reports set out our findings, likely causes and recommendations as at the date of inspection, based on the conditions found. Recommendations may include further investigation where areas cannot be fully accessed.
  • Quotations are valid for the period stated on them and may be revised if the scope of work changes or if conditions differ materially from those described to us. Residential damp surveys start from £300 inc VAT; other surveys are quoted on enquiry.

5. Reliance on our reports

Our survey reports are prepared for the client who commissioned them and for the stated purpose only. They may not be relied upon by any third party (for example a purchaser, lender or other party) unless we have agreed to this in writing. If you intend a report to be relied upon by a lender or as part of a property transaction, please tell us before we inspect.

6. Bookings, payment and cancellations

The specific terms for any survey or works — including price, scope, access requirements, payment terms and cancellation rights — will be confirmed to you before the work proceeds. Where you are a consumer, you have statutory cancellation rights under the Consumer Contracts Regulations 2013, which we will explain when you book. 7. Professional standards and accreditations

We work to the professional standards of RICS and the codes of practice of the PCA, and our surveyors hold relevant qualifications and continuing professional development. 8. Complaints handling

We aim to provide a high-quality service. If something goes wrong, we operate a formal Complaints Handling Procedure in line with RICS requirements:

  • Please raise your complaint in writing to info@hendersonwood.co.uk, giving as much detail as possible.
  • We will acknowledge your complaint promptly (normally within 7 days) and provide a full written response, normally within 28 days.
  • If we cannot resolve your complaint to your satisfaction, you may refer it to an independent redress scheme. As a firm working to RICS standards, unresolved complaints may be referred to the relevant RICS-approved redress or dispute resolution scheme; complaints concerning PCA-related work may also be raised with the Property Care Association. 9. Guarantees

Where remedial works include a guarantee, its terms, duration and any insurance backing (for example Guarantee Protection Insurance available through the PCA) will be set out in your works documentation. Guarantees are subject to their own terms and conditions.

10. Our liability

Nothing in these terms limits or excludes our liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for any other liability that cannot be limited or excluded by law. Subject to that, our liability in connection with a survey or works is limited as set out in the contract for those services, and we maintain professional indemnity insurance appropriate to our work. We are not liable for defects or conditions that were not reasonably discoverable during a non-disruptive inspection, or that arose after the date of inspection.

11. Intellectual property

All content on this website — including text, graphics, logos, images and reports — is owned by or licensed to Henderson Wood and is protected by intellectual property laws. You may not copy, reproduce or redistribute it without our permission, except that a client may use their own report for the purpose for which it was provided.
