We took over management in August 2024 from a dodgy agent, there was disrepair, no safety certificates since 2020, no landlord licence, no updated written tenancy agreement. We upgraded the Fuse Box and Smoke Alarms, repaired the electrics, serviced the boiler, obtained the Compliance Electric and Gas safety certificates in order to apply for the Landlord Licence. Engaged with the tenant respectfully and establised a working relationship with regular communication, Landlord is overseas and was being messed around. Rent was in arrears for the past 7 months, more repairs are due but are being dealt with on a priority basis.
