Most people think Lettings is just advertising for a tenant and when someone shows interest and seems reasonable you sign an agreement and handover keys so they can move in to their property and start paying rent.
This is where most Landlords get it wrong and we have been helping many Landlords resolve many instances where the tenants stop paying rent, repairs are not carried out in timely manner, compliance certificates are not updated or the tenants abuse the terms of their agreement for their property.
Our approach is reverse engineering whereby we identify what is needed to re-gain possession and work thereon accordingly. The KPI’s are and have been for the last 12 years a 100% rent collection in full and on time, zero arrears, 90% of tenants staying on and renewing their tenancies at increased rents. We reference tenants properly and risk assess the likelihood of them defaulting on the rent or causing trouble. We establish effective working relationships with tenants and pro-actively carry out repairs and visits within 24 hours of notification.
Our fees are all inclusive with no surprises and very competitive, in fact we are much cheaper than most and deliver a more comprehensive service.
